Overview

In collaboration with development group Heart of America, this mixed-use project in Des Moines’ East Village will provide views of the Capitol and downtown.


Opportunity

Located in the vibrant East Village across the street from a museum and surrounded by many restaurants and businesses, the nationally recognized development group Heart of America saw an opportunity to build on the character of downtown Des Moines with a new mixed-use space.

Solution

In its early stages, ISG began by first examining how elements such as parking, stormwater management, and zoning would shape the future site and facility’s functionality, accessibility, cost, permitting, and other critical elements. As part of this effort, ISG utilized in-house drone technology to capture 360 degree views from each floor of the proposed building, based on sight-lines above the existing property. With sprawling views to Downtown and up to the Iowa State Capitol, this allowed attendees at a community meeting to not only view visuals of the proposed building’s exterior, but also put them in the shoes of a future tenant of the corporate office complex. Together, these up front planning efforts will ensure the new development is seamlessly integrated into the growing downtown Des Moines area.
