White Fox Landing

Clarion, IA | Housing

Overview

ISG designed a stormwater retention basin for a 24-acre property that enabled the land to serve as the site for a new housing development.

Opportunity

Through strategic civil design strategies, the City of Clarion was able to take a property with long-standing issues and make it a viable living community.

Solution

The City of Clarion was in dire need of additional housing options but lacked quality land for new development. There was, however, a 24-acre property that had long been overlooked due to the site’s less than desirable ground quality, troublesome flooding history, and lack of existing utility infrastructure. The City was able to identify a solution that addressed the site’s existing challenges and introduced an amenity not yet found in the community: a stormwater retention basin. This strategy took a nuisance and turned it into a functional landscape feature for the City, as the basin now captures stormwater run-off and adds a dynamic retreat near the development.
