The Mankato Family YMCA had a 33% membership increase following a 30,000 sq. ft. addition that includes aquatic facilities and space for all age groups.


Opportunity

The Mankato Family YMCA wanted to offer additional and more modern athletic facilities, as well as a large aquatic center to better serve its members and attract new ones.

Solution

A 30,000 sq. ft. addition was previously completed for the Mankato Family YMCA including a life/fitness center, child care and youth facilities (classrooms and play areas), a youth/teen center, and a new two-story aquatic center. A new entrance and member check-in created a more secure area conveniently located near the existing parking lot. The Taylor Family Aquatic Center at the Mankato Family YMCA was constructed with an architectural pre-cast wall and ceiling system while the remainder of the new expansion was constructed with brick masonry with honed and rock-face local limestone accents.

Renovation of the Mankato Family YMCA included an update and reconfiguration of the locker room facilities and main lobby. The Mankato Family YMCA’s general contractor established a guaranteed maximum price of $2,227,623 for the renovations. Through ISG’s design assistance, the amount was reduced by $434,324 through strategic value engineering that did not change the basic design principals of the space. Less costly materials, alternative electrical system types, and other opportunities for cost savings all attributed to this major reduction in estimated cost.
