Opportunity
The growing St. Peter community was in need for more rental property, and the former hospital site provided a well-connected location in the heart of the city.
Solution
An ideal location for housing, this development stands at the intersection of two prominent residential streets and is within walking distance of the High School, Community Center, Library, and several city parks. The project is located on the site of the old Saint Peter Hospital which had been vacated for several years. The property is a residential row-house look with varying colors that identify each separate unit while blending in well with the existing residential neighborhood context. The new development consists of two buildings that combined include two one-bedroom handicap accessible units, 29 two-bedroom units, three one-bedroom units and six three-bedroom units. All units have at least one indoor parking space with half the units having two indoor parking spaces. In addition there is room for 48 parking spaces on the adjacent streets. Each building is 36,624 square feet. All units have access to a large shared green space between the two buildings.
