Overview

In an effort to redevelop an aging floral and greenhouse site, Hilltop Development collaborated with ISG to design M2 Lofts, an 89-unit multifamily housing development. Located just at the hilltop of Madison Avenue in Mankato, this apartment complex offers residents a home that is directly adjacent to many local businesses such as the Mayo Clinic Health System/Mankato Clinic hospital, Bethany Lutheran College, and local restaurants.


Opportunity

While the main floral shop remains, greenhouses were replaced by a combination of one, two, and three bedroom apartments. Prior to design development, neighboring landowners were informed of the build out project in a meeting to establish a consensus of construction plans. In addition to providing architectural and engineering services, ISG’s environmental team also conducted a Phase I Environmental Site Assessment to determine potential environmental liability and develop a thorough overview of the property including information of past and present property owners and operations, and product/waste storage areas.

Solution

With granite counter tops, kitchen islands, wine coolers, dishwasher and full-size appliances, and in-unit laundry equipment, all of the apartments provide high-end amenities and furnishings. Many units also have balconies where residents can look out and enjoy the site’s vibrant landscape architecture. The floor plan incorporated nine foot ceiling heights and oversized windows into the design, creating a bright and spacious environment. Residents can interact and meet each other at one of the several 24 hour site amenities, which include a fitness area, complimentary coffee bar, and community room with outdoor patio space. Exterior features include walking trails and below grade, enclosed parking for convenience and safety.
