To overcome long-standing cost and location challenges for a new public library, the City of New Richmond pursued a creative, community-focused solution. When a 3.9-acre former middle school site became available, ISG partnered with the City and Three Sixty Real Estate Solutions to reimagine the space as a mixed-use development.
Leveraging community input, market data, and financial modeling, the team crafted a plan that brings together a 21st-century public library and a new townhome complex, expanding library programming while addressing a growing need for affordable housing. Preliminary designs feature a walkable, pedestrian-friendly layout with green corridors that connect to downtown and adjacent neighborhoods, ensuring the site enhances access and livability.
