The Grain District is a downtown redevelopment that transforms 25 underutilized acres into a vibrant, mixed-use destination. With support from the City of Bondurant, local developer The 101, LLC, and ISG’s multi-disciplinary team, the plan establishes a flexible, phased vision rooted in the community’s agricultural heritage and positioned for long-term growth. At its heart is the adaptive reuse of Bondurant’s iconic grain elevators, reimagined as a catalyst for gathering, recreation, and reinvestment. The design blends public spaces, trail connections, and commercial opportunities to create a walkable, welcoming district, that compliments the existing downtown.
Strong public-private collaboration has been a hallmark of the project. The City demonstrated early initiative through funding a feasibility study, sparking development interest, and providing momentum for acquisition and planning. ISG helped align public priorities with private development goals, facilitating consensus among stakeholders, and designing an adaptable framework to guide implementation. Anchored by the upcoming T12 Distillery and framed by thoughtful trail connections and community spaces, the Grain District sets the stage for a reimagined downtown experience.
