Fleet Farm Expansion

Fleet Farm’s complex retail model brings in an annual revenue of approximately $150 million. When the major chain wanted to expand their Midwest footprint in 2018, ISG stepped in to help identify and execute optimal sites.

From 2018 to 2022, ISG provided site analysis and site design services to support construction of three locations; in Sioux Falls, South Dakota; Waukee, Iowa; and Cedar Rapids, Iowa, while vetting sites in Bismarck, North Dakota, and Bemidji, Minnesota. ISG’s services included civil engineering, landscape architecture, land surveying, and coordination with key partners, including RSP Architects Ltd. The partnership highlights ISG’s ability to deliver complex site design solutions that balance functionality, aesthetics, and operational efficiency while maintaining the unique needs of a large retailer.

  • Retail model included a 185,000-square-foot store, convenience center, gas station, and parking for 400 to 500 vehicles
  • Special approval obtained for monument signage due to its proximity to the Sioux Falls Regional Airport
  • Coordination with developers, municipalities, and vendors to navigate permitting and integrate infrastructure efficiently
  • Site design prioritized access points and circulation patterns that improve traffic flow and strengthen ties to surrounding neighborhoods
