ISG led the design of Country Club Estates, an ambitious and strategically phased land development project.


Opportunity

With more than 20 phases, Country Club Estates required thoughtful stormwater management strategies that would reduce its environmental impact on nearby natural areas.

Solution

Over 20 phases of the Country Club development have both single- and multi-family housing options. This area is adjacent to and has connectivity with the commercial areas to the south and golf course and open space areas to the north. Careful forethought and planning for the development resulted in an innovative regional stormwater management system that meanders through the overall development. This system has been designed for expansion which sets the stage for future phases of the development to tie into it while maintaining one outflow to the bottom of the adjacent ravine to minimize disturbance to the bluff and adjacent natural areas.
