This mixed-use residential and retail development was built over an existing mall and restaurants. Located across the street from Minnesota State University, it is a great location to meet the high demand for student housing. In addition, the lower level retail spaces attract other student and community members before and after campus athletic events and arts performances.

Two, three and four bedroom apartments are now available to meet the housing demand. All of the units in the 68,000 square foot housing section of the building are rented, while vacancy rates in the area are on the rise.

The owner of the development decided to completely renovate and reposition the site in 2002, and envisioned a mixed-use European styled development. The project is highly visible with colorful burgundy and yellow exterior accents on the upper level apartments. A structural brick arch colonnade, with a wide sidewalk, frames the lower level retail tenants and apartment entrances. Most of the lower level is covered with a handsome brick for long-term durability. Outdoor seating and decks where people can gather are important features that connect the site to its surroundings and help to build a stronger neighborhood character.
