Overview
ISG designed a high-amenity mixed-use affordable housing project that brought the first of its kind development to a new Transit-Oriented-Development (TOD) zoning district and transit corridor.
Opportunity
The Rochester community was in need of more affordable housing options, particularly near downtown. A longtime resident and multi-family developer wanted to give back to the community by beautifying a blighted site and bring high-quality affordable housing to the market.
Solution
The site presented several challenges for the project team, which included restrictive new TOD zoning, conflicting zoning requirements and design guidelines, several site constraints, environmental contamination, and a North Broadway reconstruction project planned by the City of Rochester at the same time. Because ISG brought its multi-disciplined collaborative experienced team, and the ownership team provided vision and determination, the significant challenges were overcome, and a great new project will be constructed that improves the site and neighborhood.
The property includes 180 units of mixed-income affordable housing, approximately 7,500 sq. ft. of commercial/retail space on the ground floor, 140 climate-controlled parking stalls, 5th floor community room with outdoor terrace, 6th floor lounge, fitness center, and ample outdoor landscaped gathering spaces. The project responds to the City’s desire to see TOD zoning that embraces and enhances the pedestrian experience, walkability, connections to multiple forms of transit, and creates density.
Bryk on Broadway also creates a bold new gateway and a sense of arrival to the revitalized North Broadway neighborhood. As part of the project development, the ISG team worked closely with the City’s Community Development Department to re-write the TOD zoning language to allow for this project. Bryk on Broadway broke new ground in Rochester, and the City would like to see more similar development and redevelopment.
